Matthews Canada assembled and is advancing the development of CORE Industrial – a 500-acre strategic landholding in Caledon at Dixie and Mayfield, positioned within the rapidly growing Greater Toronto Area industrial market along existing and planned major transportation networks including Highway 410 and the future Highway 413 corridor.

Between 2020 and 2022, Matthews worked with multiple landowners to assemble over 500 net developable acres, coordinating with the local community - including farmers, adjacent landowners, municipal staff, and end users - to advance the entitlements and infrastructure extension necessary to unlock one of the few remaining greenfield opportunities capable of accommodating distribution facilities of 1M+ sq ft.

On one property, Matthews saw the opportunity to work closely with the Toronto and Region Conservation Authority to realign a ditch, creating a channel that unlocked additional development land while delivering enhanced ecological benefits.

The development will support approximately 8 million square feet of warehousing and industrial uses, generating an estimated 7,130 jobs and over 1 billion dollars in increased non-residential assessment for the Town of Caledon. Working in close coordination with the Region, Matthews is also advancing critical road infrastructure improvements that will benefit the broader community.
